I have quite a few friends who own houses near or around Tempe that rent out rooms to students during the school year. Tempe is a pretty prime location for real estate if you are looking to make rental income from your investments. It’s a pretty sure thing that you’ll find tenants enough to fill the house at least for the 9-10 months out of the year that school is in session.
However, with that blessing also comes somewhat of a burden. I’m thinking mostly of the maintenance and repairs that have to go into a rental home, especially one that is being rented to college age individuals. I love ASU with all my heart but no one is going to refute that the general body of students can get a little rowdy at times. The cost of home repairs and improvements can get pretty pricey if you are unfamiliar with the various trades and/or are unconnected with local tradesmen that are willing to cut you a deal.
I found a pretty cool website that can help homeowners relieve some of the stress that comes from this. It’s called Bid Boomerang. It basically connects home owners with pre-screened contractors who immediately contact you to bid on any type of home improvement or repair project. They have contractors for literally any type of work in the Phoenix Metro area. Here’s a quick list of some of the main ones.

- Electricians
- Landscaping and Lawncare
- Flooring and Carpet Care
- Interior and Exterior Painters
I’ve tried the service a couple of times and it seems to work really well. I’m curious if anyone else has had experience with it. I welcome your comments if you have.
